TAKE NOTICE THAT the City of Terrace intends to amend Zoning Bylaw 2069-2014, and amendments thereto.
THE PURPOSE:
To solely meet the requirements of the Local Government Act Division 5, and specifically to comply with the “Zoning bylaws and small-scale multi-family housing” regulations in S. 481 .3.
The following provides an overview of the zoning amendment bylaw proceeding to council for consideration:
• To accommodate a maximum permitted use of 4 dwellings units in a variety of low density, ground-oriented housing forms.
• The bylaw amendments will permit on most low-density residential parcels within the City of Terrace the construction of permitted primary uses of Single-Detached and Semi-Detached (duplex) dwellings with additional accessory uses of
Secondary Suites and/or Accessory Dwelling Units (ADUs) to a maximum of four dwelling units on a parcel.
• To consolidate the R 1, R 1-A and R2 zones to form a single new R 1 - Low Density Residential zone.
• Minor amendments will be made to the RS-1, RB-1 and R3 zones to align with the new R1 zone.
• Amendments to several sections of the zoning bylaw, including Sections 2.0 Definitions and Interpretations, Section 3.0 General Regulations, Section 7.0 Supplemental Regulations, Section 9.0 Establishment of Zones, and Section 11.0 Residential Zones.
COUNCIL MEETING:
The zoning amendment bylaw will receive first readings at the June 10, 2024 council meeting to be held in the Municipal Council Chambers at 3215 Eby Street at 7:30 pm.
PUBLIC HEARING WILL NOT BE HELD:
As per the Local Government Act Section 464(4) a public hearing must not be held on a zoning bylaw proposed for the sole purpose of complying with Section 481.3 [Zoning bylaws and smallscale multi-family housing].
